The fundamentals of good property management are straightforward: professionalism, commitment and customer service. These are intrinsic to every step of our process.
1. Rental Appraisal
We’ll meet to discuss your property and desired outcomes. We’ll take you through the current rental conditions and how best to present your property, working with you to establish a rental price aligned with the property’s location, condition and current levels of demand.
Before we present your property to market, we may make recommendations regarding maintenance or compliance issues that require attention. We’ll also make note of things that might enhance your property’s market appeal and arrange professional photography for marketing.
3. Finding Tenants
We will prepare a tailored marketing programme that targets the right tenants for your property. Your property manager will arrange and oversee all inspections, review applications and check references.
4. Tenancy in progress
Our processes will ensure rent is paid on time, property inspections are conducted periodically and tenant requests are managed efficiently. Your property manager will handle all maintenance issues, and consult you whenever possible for final approval before any work commences.
5. End of fixed term tenancies
Before the end of the tenancy you will be contacted to discuss how you wish to proceed. The tenant may renew their tenancy agreement, request different terms or vacate, in which case your property manager will conduct an outgoing tenancy inspection before returning the bond. The end of a lease is also an opportunity to review the rent.
