From pouring lattes in Sydney’s bustling Inner East to pouring over tenancy agreements in Newcastle’s booming rental market, Haylee brings five years of real estate experience and a whole lot of personality to the Belle Property Hunter Region team.

Originally cutting her teeth in property management in Sydney’s Eastern Suburbs, Haylee now calls Warners Bay home. Managing everything from lakeside listings to inner-city apartments, she thrives on finding the right home for every tenant - and the right tenant for every home. She’s direct, reliable, and fiercely thorough, with a knack for solving problems before they show up on the radar.

What sets Haylee apart? She’s warm without the fluff, confident without the ego, and a huge asset to have by your side. And after a seamless and welcoming recruitment process, she knew Belle Hunter Region was where she belonged: “I’d heard good things - but the vibe, the people, and the professionalism made it an easy yes.”

How to research a suburb before you commit to it

Before buying, take time to understand the suburb as well as the property. From lifestyle and amenities to market activity, future development and local risks, thorough research can help you decide whether an area is the right fit for you.

Multi-generational living: Is it right for your family

Multi-generational living is becoming an increasingly practical option for families looking to balance affordability, independence and changing lifestyle needs. From flexible floorplans to granny flats, discover what to consider when choosing a home that can evolve with your family.

Why it's time to sell differently with "First to See"

As buyer demand remains strong and quality stock limited, purchasers are becoming increasingly selective about the properties they pursue. Belle Property’s First to See strategy gives motivated buyers priority access to selected properties before they reach the broader market, creating an opportunity for vendors to connect with serious buyers earlier. This allows sellers to test demand, gain valuable market feedback and potentially secure a strong result before committing to a full marketing campaign.

Your guide to selling property this spring.

Spring is one of the most popular times to sell, with longer days, thriving gardens and plenty of natural light helping homes look their best. Whether you’re upsizing, downsizing, relocating or ready for a fresh start, the season can be an ideal time to make your move. A little preparation can also go a long way in helping your property stand out and make a strong impression on buyers.

Why the right agent matters more in a changing market

As the property market becomes more measured, achieving the best result requires more than simply listing a home for sale. Experienced agents bring local insight, strategic thinking and clear communication to every stage of the campaign, helping vendors navigate changing buyer behaviour with confidence. From pricing and marketing to negotiation and adapting strategy along the way, the right advice can create opportunity and provide reassurance.

Why today's property market could work in favour of upgraders

Thinking about upgrading your home but unsure if now is the right time? While higher interest rates, limited housing supply and policy changes have created uncertainty, today's market may still offer opportunities for well-prepared buyers. This article explores why upgrading is about more than timing the market, and how focusing on your lifestyle, long-term goals and a clear strategy can help you make your next move with confidence.

What I learned as a first-time renter (that no one tells you)

Renting your first home can feel overwhelming, but a little preparation goes a long way. From knowing when to start your search and having your application ready to understanding inspection etiquette and recognising which properties are worth pursuing, this first-hand experience highlights the key lessons every renter should know. If you're about to begin your rental journey, these insights will help you feel more confident, organised and ready to secure the right home.

Choosing the right build: what buyers and renovators should know

The way a home is built can have a significant impact on comfort, maintenance, renovation potential and long-term value. From double brick and timber-framed homes to modern steel construction, each building method offers distinct advantages and challenges. Construction expert Michael Catalano of Catacon Constructions explains the key differences, helping buyers and renovators make informed decisions based on their lifestyle goals, budget and future plans.

Is Winter a good time to sell?

While spring is traditionally seen as the peak selling season, winter offers unique advantages for vendors looking to stand out. With fewer properties on the market, serious buyers have less choice and more opportunity to focus on your home. Combined with the chance to showcase warmth, comfort and lifestyle, winter can provide the ideal conditions to achieve a strong result and position yourself for your next move.

Top tips for tackling a winter garden

Winter is an important season for maintaining and preparing your garden, particularly if you are considering listing your home. Simple tasks such as pruning, mulching, fertilising and tidying outdoor spaces help support healthier spring growth while improving the overall presentation and atmosphere of a property. From managing pests and refreshing garden beds to introducing hardy winter plants, thoughtful seasonal care can enhance both everyday enjoyment and buyer appeal.
