Top strategies to keep your holiday home booked all year round

Smart strategies to attract guests and maximise bookings during the quieter months

The off-season can be challenging for holiday rental property owners to guarantee occupancy during the quieter months but with the right approach, you can maintain steady bookings and keep your business profitable year-round. By adjusting pricing, targeting new audiences, enhancing marketing, highlighting the benefits and offering unique experiences, you can attract travellers during slower periods.

Adjust pricing and offer discounts and seasonal packages

One of the most effective ways to attract guests in the off-season is through flexible pricing. Lowering your rates to reflect reduced demand makes your property more appealing. Consider offering promotions such as “Stay 3 nights, get the 4th free” or midweek discounts. Additionally, offering discounts for extended stays, such as weekly or monthly bookings, can entice digital nomads, retirees, and business travellers looking for longer-term accommodations.

Dynamic pricing software on platforms like Airbnb can automatically adjust your rates based on demand during off-season periods to optimise occupancy and profitability.

“It’s crucial to have a clear understanding of the minimum rate you need to charge to cover all the costs associated with the running of the property. That way, during quieter periods, you can drop prices to increase the chance of securing bookings and stay competitive relative to demand,” suggests Daniel Badewitz, Belle Property National Escapes Consultant.

Target alternative audiences

If your usual peak-season guests aren’t traveling as frequently, shift your focus to different traveller types. Focus on niche markets that are likely to travel regardless of the time of year, retirees, digital nomads, couples, families with younger children, or remote workers looking for a change of scenery.

Remote workers and digital nomads seek quiet, well-equipped spaces with strong Wi-Fi. Couples may be drawn to romantic getaways with cozy fireplaces or hot tubs, while solo travellers and retirees look for peaceful, cultural experiences. Business travellers appreciate well-located properties with workspace amenities. Identifying and marketing to these groups can help fill your calendar during slower months.

“Consider marketing your property for group/ corporate retreats. Off-season travel tends to be more affordable, so it could encourage group bookings,” adds Badewitz.

Highlight the benefits of the off-season

This is an opportunity to showcase the benefits of your property and the location during the quieter months. Emphasise the appeal of the peace and quiet on offer during the off-season. Fewer people mean there is less competition for restaurant reservations, attractions are less crowded, and overall guests can have a more relaxed experience.

Enhance your marketing efforts

A strong marketing push is essential during the off-season. Update your listing photos to highlight your property’s seasonal charm, such as a cozy winter retreat, spring wellness getaway or a peaceful autumn escape. Leverage social media by promoting special offers, sharing guest testimonials, and featuring local events.

Email past guests with exclusive discounts to encourage repeat bookings. Positive reviews are also crucial - ask satisfied guests to leave feedback, reassuring future travellers about the benefits of an off-season stay.

Focus on seasonal experiences and local events

Think outside the box. Give travellers a reason to visit by emphasising seasonal activities near your property. Promote autumnal tours or holiday markets, spring flower festivals, or late-summer, crowd-free beach vacations.

Creating a connection between your holiday rental and unique seasonal experiences makes your property more attractive year-round. If local attractions offer off-season discounts, mention them in your listing to add value for potential guests.

“Build relationships with local restaurants, tour operators and event organisers,” suggests Badewitz. “Explore opportunities to cross-promote special events or create a ‘staycation’ package which may help fill the off-season gaps.”

Optimise your rental for comfort and convenience

Making small improvements to your property can enhance its appeal during the off-season. Add cozy elements like warm lighting, plush blankets, and fireplaces to create an inviting atmosphere during cooler months. Upgrade bedding and amenities to ensure a comfortable stay. Fast Wi-Fi is essential for remote workers, so ensure your internet speed is reliable. Providing seasonal perks, such as complimentary local treats, or activity guides, can make guests feel special and increase positive reviews.

Be proactive and reap the rewards

By implementing these strategies and having a clear plan, you can maximize bookings, boost revenue, and create a steady flow of guests throughout the year, even in the off-season.
